Location Map

A location map is required for all permits unless the work is on the only existing structure on a parcel under two acres. The location map must provide enough information for the inspector to drive safely to the site.

Site Plan

All permit applications require a site plan except for minor work to existing structures, such as replacement of Electrical Service, Water Heater, HVAC, Sewer Lines, or Reroof.

A site plan must include the following information:

Local Design Criteria

Soil Bearing Pressure: 1500 psf or as determined by geotechnical investigation. A geotechnical investigation is required for all new commercial structures over 5,000 square feet, an occupant load of 50, or containing hazardous materials or other high hazards as determine by the Chief Building Official.

Seismic Design Category, Residential Code: D(or per engineering analysis) 

Seismic Design Category, Building Code: D (or per engineering analysis)

Wind Exposure: C, unless the Chief Building Official approves the design engineer's determination that the criteria for Exposure B are met.

Wind Speed:

Risk Category I: 88 mph

Risk Cetegory II: 93 mph

Risk Category III: 100 mph

Risk Category IV: 104 mph

Energy Code, Climate Zone 12

Rainfall Rate: 2 inches per hour

Snow Load: 0 psf
